But sometimes, as was the case in a recent episode of Buying and Selling, all a house needs is a little staging in order to stand out and pull in top market dollars. Here are just some of their tips. Curb Appeal
Even if your home is set further back from the road, it still needs to draw the eye as buyers are pulling in. Some nice landscaping and a tidy walkway are sometimes all it takes.

If you have an outdoor patio area (especially one situated by the front door like this one), be sure to highlight what a great entertaining space it could be with some comfy outdoor furniture.

Create Spaces
When you have a big, open concept, it’s all the more important to create separate “spaces” within the design. That’s where a well-placed armchair comes in handy while maintaining the overall flow.
Work Flow
See how even within an open concept there’s a clear dining area? That divide draws the eye and establishes a functional, liveable space.
Fine Dining
You don’t always have to recreate every place setting in the dining room in order to show that it’s liveable. Sometimes clean lines and a little centrepiece are all you need — basically go with the flow of the room and try not to overcrowd it.
Neutral Colours
A lighter colour on the wall always makes a room feel bigger than it is. Then, add in your pops of colour through neutral pieces of art and throw pillows.
Simple Finishes
An interesting (but not controversial) coffee table book and a plant or some flowers are all you need to give a table a homely feel.
Clean Kitchen
It’s a good idea to declutter everywhere within the home, but it’s especially important in the kitchen where you want to create the illusion of tons of space.

When it doubt as to what to do with an awkward space like the one pictured here, always go for a small piece of furniture that adds pretty storage potential.
Clean, Clean, Clean
White is nice when it comes to kitchens, but make sure that it’s as clean as can be so that the space really gleams.
Kitchen Blues
If you’re looking to add a modern touch so that your place stands out, be sure to use it sparingly (in this case, by only using blue on the lower half of the cabinets).
Total Tile
New tile is the easiest way to make a bathroom shine. If you can’t afford to redo the entire thing, consider putting in new grout or scrubbing the old stuff with a toothbrush until it’s white again.

Yup, they work — even in bathrooms. Look how much cozier this space feels with a little accent table added for storage.
Finish It Off
Finally, when it comes to the bathrooms, add spa-like finishing touches like this small table, basin and washcloth. Anything that helps a prospective buyer feel like they can relax in the space is always a bonus.
