According to the latest data from the Canadian Real Estate Association, the national average home price for July 2023 was $668,754. While down from last month’s average of $709,218, it’s up 6.3 per cent from July 2022.
While it may seem more impossible now than ever for some Canadians to even dream of owning a house, there are some affordable starter home options for sale in each province, and not all of them are in remote locations.
Here’s our roundup of the cheapest houses in Canada that are currently available, including older homes that require extensive renovations and a few move-in ready treasures.
British Columbia: Four-Bedroom, Two-Bath House in Fort Nelson for $124,500
It might be hard to believe, but you can have a beautiful, move-in ready family home in northeast British Columbia for under $125K. With four bedrooms and two bathrooms, this 1,920-square-foot house features an updated kitchen with large cabinets and pantry space, an oversized rec room in the basement, a laundry room with ample storage, a two-level sundeck and a large yard. Built in 1952, this 840-square-foot, two bed one bath rancher-style bungalow in Wainright near the downtown area has a partially fenced backyard, a driveway with parking for two vehicles and a partially finished basement. The cheapest province to buy a house in Canada at the moment is New Brunswick, including this bright two-bedroom starter home. Located in Belledune, about 30 minutes from Bathurst and near the beach at the Belledune Recreation Area, the 1962 bungalow has a country aesthetic throughout. Added features include the large sunporch and an unfinished basement for storage, plus a renovated bathroom and a brand new heat pump that was installed this year.
Nova Scotia: Three-Bedroom, One-Bathroom Semi-Detached Home in Glace Bay for $49,000
